Different lenders and different locales can mean varying property requirements. These conditions, known as the three “S’s,” must be met prior to closing. To make sure your new home meets minimum requirements, a VA home appraiser will inspect the property before your loan closes as a part of the VA appraisal process. To meet the VA loan appraisal requirements, no part of the residential dwelling may be located within a high-voltage electric transmission line easement. If other detached improvements are located within the easement, they may not be used in the final valuation. Besides, the appraiser must note in their report if the property is within 100 feet from the nearest boundary of a high-voltage electric transmission line easement.

Homes located within Coastal Barrier Resources System areas are not eligible for VA loans. CBRS areas are buffer zones between oceans, the Great Lakes, and other areas that protect inland areas from storm surges. The VA appraiser will report any situation in which a neighboring structure is partially constructed on the subject property’s land, or vice versa.

Manufactured homes/Modular homes

You must be able to access the home with a vehicle or as a pedestrian safely all year round. Properties without clean, safe drinking water can be especially problematic for VA loans.

The important VA requirement is that each unit has its own shut-off system, separate from the other unit. One of the best features of a VA loan is that you can use it to purchase a multiunit building , as long as you live in one of the units. Gutters, downspouts and drain pipes should be properly installed and in good repair to carry rainwater away from the structure. The land surrounding the house should be properly graded to allow water to flow off the property.

Additionally, there must be a legal agreement in place if repair access is needed from a separately owned unit. Pool equipment can be assumed repairable at minimal cost or in working order if the pool is winterized or even if it contains algae. However, the appraiser must report structural defects like unstable walls or other issues that make the pool unusable. If the pool needs repair, the appraiser can’t just ignore that it’s there. The appraisal will be prepared subject to the pool being repaired or filled in. Community sewage systems must be adequate for the size of the community, provide safe disposal, conform to local requirements, and be under a legal agreement for maintenance.

But buyers can pay a price for that discount, often in frustration and delays. Purchasing a bank-owned home can take considerably longer than a traditional home purchase. Cracks or other foundation issues can seriously affect the structural integrity of the home. Foundation problems would need to be repaired before a loan could close, and whether the seller will make the repairs is often the question. Paying for foundation work on a property you hope to purchase may not be a wise investment. In rare cases, the VA can waive an MPR, allowing you to close on the house.

Therefore, no minimum credit scores are required, and each lender may have different requirements. Most properties can be financed with a VA loan, but properties that don’t meet VA’s minimum property requirements for safety, structural soundness, and sanitary standards will not be approved. Additionally, condo units that are in complexes not VA-approved can’t obtain VA financing. After finding the right home, your real estate agent will help you submit an offer on the home. Since the VA requires you to pay closing costs on the home out-of-pocket, the purchase offer might include a request for the seller to pay a portion of your closing costs.

If the seller did any rehab work or made improvements to the home, make sure they obtained all necessary permits. Building codes can vary by community, and not all renovations and home improvements require a permit from the local municipality. But if the seller failed to get a permit for work that requires one, you may have a headache on your hands. Non-permitted improvements can spell trouble on your VA appraisal report, and obtaining permits retroactively can be time-consuming.

Find out if you can get a Certificate of Eligibility for a VA-backed or VA direct home loan based on your service history and duty status. You’ll pay this fee when you close your VA-backed or VA direct home loan. While the VA does conduct an appraisal of the property, this should not be misconstrued as a complete inspection of the property. The VA does not order builders to correct problems or defects in the construction of your home. It's the buyer's responsibility to seek expert advice about the condition of a property before purchase. VA-assigned appraisers must include a location map in the report, building perimeter sketches and photographs of either the sale property or the lot where proposed construction is to take place.

We’ll calculate your funding fee as a percentage of your total loan amount. A foreclosure occurs when a financial institution takes back a home from a borrower who’s unable or unwilling to pay. A short sale is when a bank allows homeowners to sell their home for less than what’s owed. The roof will need to be in good shape and have sufficient remaining economic life.

Once completed, you can’t tell that they weren’t traditionally constructed (“stick-built” or “site-built”) homes. If there’s an actual or potential environmental problem, the appraiser must take its possible impact on the appraised value of the home into account. You may need state, local or federal authorities to certify in writing that there’s no issue.

The campus of the former Ohio Soldiers' and Sailors' Orphans' Home is located in the southeastern corner of the city of Xenia, close to US 35 and US 68. Many of the original buildings from the home remain and are still in use to this day, although in 2013, many abandoned buildings on the property were demolished. In 1978, the Ohio Soldiers’ and Sailors’ Orphans’ Home became known as the Ohio Veterans’ Children’s Home.

In May 1871, the board of managers authorized the construction of additional cottages to meet the demand. Any child under sixteen years of age of “deceased, indigent and permanently disabled soldiers and sailors who served during the rebellion,” were eligible for admittance to the created homes. The legislation directed that the first home be constructed at White Sulphur Springs in Delaware County, Ohio, unless the area proved to be unsuitable per the board of managers. This location was also home to Ohio’s Industrial School for Girls. Per the bill, any site selected for the initial home should be able to provide housing and care for 250 children. Finally, the legislation authorized thirteen thousand dollars for the home’s construction.

On November 15, 1887, 668 children lived at the Ohio Soldiers' and Sailors' Orphans' Home. Of the students, girls accounted for 242 of the pupils, approximately one-third of the orphans enrolled at the institution. At this time, Major Noah Thomas served as the orphanage’s superintendent, while his wife, Alice Thomas, was the institution’s matron. The Ohio Soldiers' and Sailors' Orphans' Home employed seventeen teachers, twenty matrons—one in each student cottage—and one additional matron in the hospital.

Although Ohio did not exist as a state during the time of the Revolutionary War, a man born between 1730 and 1765 who lived in Ohio later may have been granted Ohio land for his service for another state or for the Continental Army. A temporary location was established in town, and 100 acres of farmland south/southeast of town were purchased for the permanent location. Children began arriving at the home in December 1869, and in August of 1870, they moved to the farm. Responsibility eventually passed from the GAR to the State of Ohio, and the state officially adopted the children. Xenia was chosen because people from Greene County had long been interested in the plight of the veterans' families, and Reverend P.C. Prugh had been raising funds for the project for some time. Rev. Prugh is thus referred to as the "Father" of the movement to establish a home. Additionally, Chaplain George W. The Home is the largest institution of its kind in the world, and has a long history of active educational work. Graduates from its schools are filling honorable positions in the civil, political, financial, military and naval departments of American life. Buckland of Fremont, Ohio, James Barnett of Cleveland, Ohio, J. Warren Keifer of Springfield, Ohio, Benjamin F. Coate of Portsmouth, Ohio, J.S. Jones of Delaware, Ohio, and M.F. The managers met in Delaware, Ohio on May 13, 1870 and determined that the land adjacent to the Industrial School for Girls was unsuitable for the Ohio Soldiers’ and Sailors’ Orphans’ Home. The home conducted church services, established a regular school curriculum as well as education in several trades, started a library, and supplied on-site medical attention. The list of trades is impressive, including tin smithing; wood carving; knitting; dress making; tailoring; farm, florist, and garden work; butchering and slaughtering; telegraphy, and blacksmithing.

The inclusion of women on the board might be surprising, as late nineteenth-century Ohio was a male-dominated society. Still, many women played an active role outside of their own homes by participating in various aid and reform movements. It is also important to realize that the purpose of the board was to assist orphaned children, and most men believed that women should be the primary caretakers of children. The State of Ohio assumed control of the institution in 1870 and eventually permitted children orphaned as a result of any military conflict to reside at the home.

On November 15, 1887, 668 children lived at the Ohio Soldiers' and Sailors' Orphans' Home. Of the students, girls accounted for 242 of the pupils, approximately one-third of the orphans enrolled at the institution. At this time, Major Noah Thomas served as the orphanage’s superintendent, while his wife, Alice Thomas, was the institution’s matron. Behind Collier Chapel lies a nearly 100-year-old cemetery which is the resting place for many of the home's victims of a 1918 diphtheria outbreak. Athletic teams at Woodrow Wilson High School competed as the "Cadets". State Championships and athletic records were transferred to Xenia High School upon the home's closure. Ohio Memory includes a number of items documenting the history of the Soldiers’ and Sailors’ Orphans’ Home. Greene County Records Center and Archives has contributed several photographs that were part of a time capsule placed in the cornerstone of the Greene County Courthouse in 1901 and opened in 2001.

The storm tore of the roofs of the laundry, the hospital, and several additional buildings. The tornado completely destroyed the institution’s barn, the wagon shed, and the toolshed. Of the nearly 750 children and employees present at the time of the tornado, only two employees suffered minor injuries. Ohio Governor George Hoadly and Judge John Little donated respectively from their personal funds $5,152.50 and $508.75 to help offset the 7,500 dollar repair bill. On February 28, 1870, representatives from the Ohio General Assembly came to Xenia to meet with local residents, with the board members, and with the children housed in the temporary facility.

The children lived in cottages, with between forty to fifty children in each building. In later years, the home housed only fifteen children in each cottage. The boys also received some military training, and upon attaining adulthood, several of the boys joined the armed forces. In 1901, the Ohio Soldiers’ and Sailors’ Orphans’ Home was the largest institution of its kind in the world.

Residents of the home received a traditional education as well as training in a trade before being released at the age of eighteen. Residents of Xenia donated one hundred acres of land to the Grand Army of the Republic to construct the home. The board accepted the property at this meeting and also ordered the construction of four cottages to house children. Children soon began arriving, even before construction was completed. The Grand Army of the Republic rented a building on Main Street in Xenia to house the children temporarily.
